Gift .5 percent in layout to Tangedco, realtors told

In a bid reportedly aimed at providing better distribution infrastructure, the Tamil Nadu Generation and Distribution Corporation (Tangedco) has come out with new instructions for layout developers to allot 0.5 per cent of the land at no cost for the installation of electrical infrastructure such as sub-station and distribution transformer.

Under the Tamil Nadu Combined Development and Building Rules, 2019, Tangedco has stated that 0.5 per cent of the layout area should be transferred to it at no cost through a registered gift deed for the development of electricity infrastructure before the actual sanction of the layout is granted.


“One per cent of layout area excluding roads, additionally, shall be reserved for ‘public purpose’ in all layouts. Within the above ceiling, 0.5 per cent of the area shall be transferred tothe local body and 0.5 per cent of the area shall be transferred to Tangedco freeof cost through a registered gift deed before the actual sanction of the layout,” the rules stated.


As per the development and building rules, ‘the layout’ means laying out and division of land into plots exceeding eight in number for various uses with the introduction of new road or roads for public use.


According to the instruction issued by Tangedco, if any layout developers/owners come forward to transfer the land free cost through a registered gift deed to the power body, the concerned superintending engineer of the distribution circle should inspect the site and confirm the technical suitability and area of the land to be earmarked to Tangedco.


Such allocation of the land in the layout would help Tangedco provide better distribution infrastructure for power consumers.


“Finding land for the construction of a substation and a place to set up distribution transformers is a herculean task. The rule would help provide better distribution infrastructure to the consumers,” a senior Tangedco official said.
