Development plans in offing for Chengalpattu, Kancheepuram towns
Both Chengalpattu and Kancheepuram fall outside the Chennai Metropolitan Area (CMA) now, though there is a proposal under consideration to include them in CMA during the proposed expansion.
CHENNAI: To ensure planned and regulated development of Chengalpattu as an urban growth centre without affecting the hillocks, lake and Palar river due to the limited availability of land, the Chennai Metropolitan Development Authority (CMDA) has decided to appoint a consultant to prepare a new town development plan. A consultant would be appointed for Kancheepuram town, too, officials said, adding that it would also include villages near these towns.
The decision is in tune with the State government’s policy to develop new towns in the peri-urban areas around the metropolitan city. The plan should include provisions for compatible ‘transit-oriented development’ along major transport corridors integrating features to promote pedestrianisation and cycling to reduce carbon footprint. The plan should also include provision for a grid of roads to improve accessibility and climate resilience.
According to a resolution adopted by the planning authority, approval has been given to engage consultants to prepare new town development plans for Chengalpattu and Kancheepuram towns. The future developments of these areas would be regulated based on these plans.

KM Sadhanandh of the Association of Professional Town Planners pointed out that town planning is now reduced to merely approving building plans. “Proper town planning will ensure systematic development of these areas,” he said.
Besides the two towns, the State government has also proposed developing Tirumazhisai, Minjur and Tiruvallur as new towns, for which the planning authority would appoint consultants to prepare development plans.
